Redevelopment checklist — Nerul Sector 18 pilot

Reviewed 17 October 2026. Maharashtra’s Co-operation Department order of 30 September 2026 replaces the 2019 framework. It covers developer-led, self, group and cluster redevelopment, subject to the applicable scheme.

  • Member decisions: the redevelopment special meeting requires a two-thirds quorum and approval from at least 51% of total membership. At least 51% must attend physically; eligible remote participation is subject to the order. Obtain written consent from members voting in favour.
  • Competitive selection: invite and compare developer tenders through the prescribed process; the order seeks at least three bids, with extensions where fewer arrive.
  • Document decisions: retain notices, minutes, member suggestions, bid comparisons and required meeting recordings.
  • Member access: redevelopment records must be available for inspection; copies are subject to prescribed charges.

General information only. Ask a Maharashtra cooperative-housing lawyer to check project-specific applicability, including ongoing projects, individual society approvals in group/cluster schemes, member entitlements and accommodation agreements.

Housing and related service requirements

Use the existing consolidated requirement form, choose Property requirement and complete the optional redevelopment field. Include temporary housing, monthly rent/deposit, preferred locality, move date/duration, movers/storage, society services and entitlement questions. State larger-flat/top-floor preferences as requests; they are not guaranteed entitlements. Do not submit confidential title or identity documents. Nerul Sector 18 remains the pilot; no local redevelopment appointment or relocation schedule is confirmed here.

Architecture, planning & development requirements

For developers, landowners, authorised housing-society representatives, hotel or commercial property owners, and investors exploring a project.

Enquiries may cover new development, redevelopment, architectural planning, building design or related professional services.

What to share

  • Your role and authority to discuss the project.
  • Project location, property use and approximate plot or built-up area.
  • The service you need, current project stage, expected timeline and indicative budget.
  • Relevant approval status and the professional experience you are seeking.

Submit an architecture / development requirement →

Choose Property Requirements in the form and start your description with “Architecture / Development”. Share a brief first; do not upload confidential drawings, title documents or personal identity records.

APICSTOCK reviews the requirement before discussing a possible introduction. Contact details or project information will be shared with a professional team only after your specific consent. Professional availability, scope, fees and engagement terms must be agreed directly; an enquiry does not appoint an architect or confirm an approval.

Builders & developers: introduce your project

If you are authorised to represent an ongoing or upcoming project, submit its official information for review before any proposed showcase or buyer introduction.

  • Developer and project name, location, official project website and your role.
  • Applicable project registration details, current project stage and dated source material.
  • Property types and current availability information from the authorised project team.
  • The contact responsible for enquiries and site visits, plus permission to use the submitted content.

Submit a developer / project enquiry → — choose Property Requirements and start with “Developer / Project”.

Publication is subject to information review and permission. APICSTOCK does not guarantee publication, buyer numbers or sales. Project claims, availability and any site-visit arrangements require confirmation with the authorised project team. Buyer details are shared only with their specific consent.
