Looking for CIDCO homes in Navi Mumbai? CIDCO’s First Come First Serve (FCFS) notice says some ready tenements from its December 2025 scheme remain available. Buyers can select from the live inventory on CIDCO’s portal, subject to availability. This guide explains the locations named in the notice, how to verify a unit, and what to check before applying.
Availability changes quickly. APICSTOCK does not hold or allocate CIDCO homes. Confirm current stock, price, carpet area, charges and possession terms directly with CIDCO before making a decision or payment.
Locations named in CIDCO’s notice
- Taloja: Sector 21, 22, 27, 34, 36 and 37
- Kharghar: Sector 40
- Dronagiri: Sector 11 and 12
- Kalamboli: Sector 15
The notice says prices in the scheme’s Taloja and Dronagiri projects are based on FY 2022–23 rates, and that possession is provided after receipt of all payments. These terms do not confirm that a particular unit is still available. Check the official portal and the latest scheme documents for the unit you select.

PMAY subsidy: check eligibility before relying on it
The notice refers to a subsidy of up to ₹2.50 lakh for eligible EWS applicants after the required PMAY-MIS Beneficiary Attachment process and Aadhaar-based verification. The subsidy is conditional; it is not an automatic price reduction for every buyer.
Income labels can differ between a housing scheme and PMAY-U 2.0. CIDCO’s housing FAQ describes EWS as family income up to ₹6 lakh, while the central PMAY-U 2.0 categories define EWS up to ₹3 lakh and LIG from ₹3 lakh to ₹6 lakh. Check the current CIDCO scheme booklet and PMAY-MIS eligibility rules for your household before applying. PMAY-U 2.0 also has conditions relating to home ownership and past housing-scheme benefits.
Buyer checklist
- Confirm live availability and the exact building, floor and unit number.
- Verify carpet area, total price, taxes, deposits, maintenance and other charges.
- Read the allotment, payment schedule, possession terms and cancellation/refund rules.
- Check whether you meet the applicable EWS/non-EWS criteria and any PMAY conditions.
- Use CIDCO’s official booking and payment process. Do not pay an intermediary for a booking guarantee.
Compare the full cost and location
Before choosing a unit, compare the total amount payable, including taxes, deposits, maintenance and any other charges listed by CIDCO. Think about your daily commute, access to public transport, schools, healthcare and essential shops. Visit the locality if possible and check the route at the times you expect to travel. If you plan to use a home loan, confirm your loan eligibility and payment schedule with your lender before committing to CIDCO’s deadlines.

Frequently asked questions
Is this a lottery?
The FCFS process lets applicants choose from units shown as available on CIDCO’s portal, subject to the scheme’s booking and verification process. Check the portal for the current process.
Are the homes still available?
The notice says some units remained available when it was issued. Inventory may change; only CIDCO’s live portal can confirm current availability.
Does every EWS applicant receive ₹2.50 lakh?
No. The notice makes the subsidy subject to eligibility and PMAY-MIS beneficiary attachment. Confirm your household’s eligibility and required documents before counting on it.
